As a guest of Lakefront Property Management, LLC, you will enjoy exceptional accommodations and first class service delivered with our genuine Lake Martin hospitality. We want your vacation in the Lake Martin Area to be enjoyable from the very start, so we've put together the following information to guide you through making your reservation. We will be happy to answer any questions you may have or help you with any special requests.

Reservation Priority for our Repeat Guests
As a special service to our valued guests, you have the first option to reserve the same property, for the same time next year (many of our guests have made their lake vacations a family tradition year after year in the same property). Give us a call or stop by our office Monday - Friday, 9:00 a.m. - 5:00 p.m. within one week of your departure. Reservations can be made 1 year in advance.
Furnishings
All of our properties are privately owned and their decor and furnishings will reflect the owner's personal taste. In all of our properties, you will be provided:
Bed linens, blankets and pillows.
Essential kitchen items.
Hair dryer
Ironing board and iron
Start-up supply of coffee, soap and paper products.
Start-up supply of towels (don't forget to bring your beach towels).
We want your stay to be relaxing and enjoyable, so we make every effort to maintain our vacation rental properties in their best possible condition. We will handle any necessary repairs during your stay as quickly as possible. Our maintenance staff is available after hours for emergencies. We can also help you make arrangements for:

Rental Payment
We are confident you will be pleased with the value you will receive with our vacation rentals and our service.
We accept U.S. currency, personal checks, traveler's checks, American Express, MasterCard, Visa, and Discover credit cards. Credit card is necessary to make a reservation.
A prepayment for one night (the highest amount when there are different nightly rates during your stay) is required and is applied to your reservation balance. This is subject to forefeiture if reservation is cancelled within the cancellation penalty time frame.
Most weekly rental rates include your 5th night FREE.
Monthly Stays: Prepay the monthly rate, and 1/2 month security deposit which will be refunded upon check out minus any outstanding charges.
When paying rent balance by check, please limit it to one check per reservation.
Guests are responsible for payment of all nights reserved, regardless of your actual arrival and departure date. There are no refunds for early departure.
SECURITY DEPOSIT AUTHORIZATION
Upon check in an authorization hold of no more than $300 will be put on the credit card used to make the reservation (this hold is not a charge and will not show on your credit card statement and will be relesed after 30 days). In the event of damage, theft or the need for excessive cleaning, this security deposit will be used. In the event of said damage, theft, or the need for excessive cleaning, the charges on your account could exceed the authorized amount.
Lodging tax
Current lodging tax is 4%.

Confirmation
You will receive a confirmation letter after we receive your advance payments and the signed paperwork. Until then, all reservations are considered temporary. Please contact us immediately if you find a discrepancy, otherwise it will be assumed correct. Please verify:
A property will be assigned to you upon confirmation, but is subject to change before check-in if necessary. We will make every effort to contact you before your arrival should this occur.
Occupancy
No property will be rented to persons other than families, married couples, and adults who are 21 years of age or older. The renter must closely and personally supervise all occupants of a property under the age of 21 years. Single persons under 21 years of age will not be permitted to check-in. Any reservation obtained under false pretense may be subject to loss of rent and/or eviction.
Properties are limited to actual sleeping capacity shown (includes children). Condo commons such as pool etc are only for the actual people registered as staying in that unit. NO pool parties are allowed. NO "house parties" are allowed. There will be a $500.00 fine and eviction with no refund.
For your comfort, bunk beds and sofabeds are not recommended for adults.
Parking
Here at the lake, parking is limited. Please make your travel plans accordingly to avoid any inconvenience on your arrival.
Condominiums - 1 to 2 vehicle passes per reservation (determined by the
property association). Boats, trailers, jet skis, and motor homes are not
permitted in the parking lots. We do have boat trailer parking and boat slips available for rent.
Homes - parking space varies. Motor home/travel trailer hook-up is not
allowed as it over occupies the property.
Pets
We love pets too, and some of our units are pet-friendly. Ask about availability of pet-friendly units when you make your reservation. Anyone found with a pet in or on the premises of a unit that is not pet-friendly will be charged an additional $250 cleaning fee, be escorted from the property immediately, and forfeit all money paid.
Express check-in Service
Take advantage of our Express Check-In Service. Make your full payment at least 14 days prior to your arrival. (Regular check-in times still apply).
Check-in/Check-out
Check-in begins at 3:00 p.m. If you plan to arrive after 5:00 p.m., please call ahead for payment and key pickup instructions.
All late arrivals must be prepaid, credit card slip signed and returned to us prior to check in. No Exceptions.
You will receive two sets of keys upon payment of rent at check-in. If you become locked out of your accommodations after hours, security may charge a $25 re-entry fee.
Due to our high housekeeping standards, some properties may need a little extra cleaning time and check-in may be delayed. We appreciate your patience as we prepare your property.
Check-out is 11:00 a.m. We appreciate your cooperation in adhering to this, as we must have time to prepare the property for our next guests.
Remember, the check-out is not complete until keys have been returned to our office.
Agency Disclosure
Lakefront Property Management, LLC serves as the agent and representative of all owners of condominium units, cottages and homes on its rental program, and is acting always, in the best interest of the owners.
Please be advised that some of our vacation properties are for sale. We will do our best to avoid an intrusion upon your vacation. However, if the need arises to show a property to a prospective buyer during your stay, an appointment will be scheduled with you in advance.
We have made every effort to ensure that all information printed here is accurate, but cannot be held responsible for errors in printing or changes made by owners in furnishings and appliances. Prices and tax are subject to change and holiday/special events rates may differ. The appearance and amenities of some properties may now be different than shown in the photographs. Any exceptions to the above mentioned policies must be approved in advance and in writing by Lakefront Property Management, LLC management and presented at check-in.

Cancellations and Changes
We know you won't want to, but if you find it necessary to cancel your reservation or change dates, you must give us advance notice in order to receive a refund of your advance rent less a cancellation fee of Twenty-five dollars ($25.00) for all Cancellations.
Condominium Reservations - 7 day advance notice for daily and weekly stays, 14 for Holidays.
Lake Homes - 15-day advance notice, 30 days for Holidays.
If less than the minimum notice is given, your required advance payment will be forfeited and the cancellation fee will be charged to your card.
